How they compare at a glance
A bank is one credit box. We put one application in front of several lenders.
| Sugar Land HQ (broker) | A bank | |
|---|---|---|
| Application model | One application, shopped across a network of independent lenders. | You apply to that bank, often through an existing relationship or a branch. |
| Who sets the rate and terms | The funding lender, at its own discretion. A broker never sets or guarantees terms. | The bank underwrites to its own credit standards. |
| Options from one application | Several independent lenders reached from a single submission. | That bank's own products only. |
| Product range | Term loans, lines of credit, SBA, equipment financing, invoice factoring, and commercial real estate. | Bank term loans, lines of credit, SBA programs where offered, and commercial real estate. |
| Cost transparency | We disclose that a lender may compensate us for a referral. | You see the bank's own posted terms. |
| Time cost to you | One conversation and one application instead of repeating the process at each lender. | Bank underwriting can take longer, and approval depends on fitting that bank's box. |
| What it costs you to use | Our compensation is typically paid by the lender, not billed to you as a separate broker fee. | No broker in the middle. |
| Business purpose | Business purpose only. No consumer lending. | Business lending where the bank offers it. |
When the broker model fits
Choose the broker route when you want to look beyond a single institution, when your profile does not fit a bank's box neatly, or when you want to compare a few offers from one file.
Apply once and reach several lenders. We are compensated by the lender, not by you.
Apply nowWhen a bank fits better
Choose a bank when you have a strong existing relationship and a profile that fits, since that often earns the best pricing. Starting with your own bank is a sound first move.
What no broker can promise
A broker cannot set your rate, your term, or your approval. Those are decided by the lender that makes the offer, based on its own underwriting. Anyone quoting an exact rate before seeing your business is guessing.
We give honest ranges only when a lender provides them, and we label any illustrative figure as an estimate. Nothing we publish is an offer of credit or a promise of funding.
Business purpose only
Everything here is for commercial, business-purpose financing. It is not consumer lending, there is no APR promise, and there is no guaranteed approval. By applying you represent that the financing is for a bona fide business purpose.
